A prominent commercial complex directly connected to Broadmeadows Station is preparing to enter the market with expectations above $20 million. More than a major commercial listing, the campaign provides a revealing snapshot of growing investor confidence, infrastructure investment and urban renewal across Melbourne’s north.

A four-storey commercial complex adjoining Broadmeadows railway station is expected to hit the market with price hopes exceeding $20 million, placing renewed attention on one of Melbourne’s most strategically located northern activity centres.

Known as the Broadmeadows Super Hub, the property at 1100 Pascoe Vale Road reportedly contains approximately 4,252 square metres of mixed-use commercial space across 21 individual titles.

Its tenant profile includes Victorian Legal Aid, MacKillop Family Services, Northern Community Legal Centre, APM WorkCare, Dorevitch Pathology, Vodafone and New Medical Imaging. Combined rental income is reported to be approximately $1.5 million annually.

This is not simply another suburban commercial listing. The property sits at the intersection of transport, employment, healthcare, community services, education and future higher-density development.

What Is Being Offered?

The property is integrated with the Broadmeadows transport interchange, with three access points connecting it to the station.

More than 4,000 commuters are reported to pass the site daily, while surrounding arterial roads carry more than 70,000 vehicles per day. These movements can provide tenants with visibility, accessibility and a recurring flow of potential customers and service users.

At an assumed acquisition price of exactly $20 million, the reported $1.5 million annual rent would represent an indicative gross yield of approximately 7.5%. Because the price expectation exceeds $20 million, the eventual gross yield could be lower.

That calculation is only an initial reference point. It does not account for property outgoings, lease incentives, vacancies, management expenses, capital works, financing costs or taxation.

Why Broadmeadows Is Attracting Attention

Broadmeadows has long possessed many of the fundamentals associated with an important metropolitan centre: railway connections, major roads, extensive retail facilities, education, health services and proximity to Melbourne Airport.

The changing story is the scale of public planning and investment now being directed towards the area.

The Victorian Government has finalised the Broadmeadows Activity Centre Plan, intended to guide development over the next 10, 20 and 30 years. Parts of the activity centre have been identified for development of up to 12 storeys, subject to the applicable planning controls and approval process.

Kangan Institute’s new Health and Community Centre of Excellence was delivered through a $60 million Victorian Government investment. The facility opened in 2025 and provides training across nursing, aged care, pathology, allied health, early childhood education and related sectors.

Meanwhile, more than $80 million in federal and state investment is supporting the delivery of approximately 120 energy-efficient social homes at Banksia Gardens on Coleraine Street.

Hume City Council and its project partners are also developing a long-term roadmap designed to coordinate investment, revitalisation and community benefits across the wider Broadmeadows precinct.

What Does This Mean for the Residential Market?

The Super Hub listing does not guarantee that every residential property in Broadmeadows will increase in value. However, a campaign of this scale can act as a useful confidence indicator.

According to figures reported with the commercial listing, Broadmeadows’ typical house value increased by approximately $56,000, or 10%, to $640,000 during the year to June 2026, placing it among Melbourne’s 20 fastest-growing suburbs over that period.

Commercial investors and residential buyers assess properties differently, but both groups pay attention to transport, employment, services, population movement and future investment.

When institutions are prepared to consider a $20 million-plus station-integrated asset, it suggests that established investors are examining Broadmeadows through a broader lens than its historical reputation.

The important lesson is not to purchase merely because a suburb is receiving publicity. Buyers should examine the exact street, zoning, land characteristics, dwelling condition, rental evidence, development pipeline and comparable sales.

The Station Remains a Critical Consideration

Broadmeadows Station is strategically important, but the transport interchange itself continues to attract calls for significant redevelopment.

Hume City Council has argued that the station requires improvements to accessibility, safety, interchange connections and surrounding public spaces. This remains a genuine constraint as well as a possible future opportunity.

Broadmeadows is also proposed as a future station on Suburban Rail Loop North, connecting through to Melbourne Airport. However, SRL North remains in early planning, so buyers should not treat its proposed benefits as immediate or guaranteed.
